Regeneration starting with ventilation for Midas Homes
The first phase of the regeneration of Devonport alleged to be one of the
poorest areas of Britain has begun with the construction of “cutting
edge” homes.
Midas Homes, on behalf of Guinness Trust and Westcountry Housing Association,
has demolished some 127 council flats, replacing them with approximately 46
flats in six blocks and 53 three storey houses with community facilities, to
improve residents’ living conditions and housing choice, in Pottery Quay,
adjacent to the Torpoint ferry crossing. Helping bring the new homes up to,
and beyond, modern standards is the inclusion of Passivent’ s assisted
ventilation and Fresh 80dB acoustically attenuated through wall ventilators.
Passivent Assisted Ventilation relies on planned air routes through each home
with air inlets in the ‘dry’ living rooms and bedrooms drawing
fresh air into the home, with used, moisture laden air being extracted from
the ‘wet’ kitchens and bathrooms by humidity sensitive extracts.
The extracts, which operate automatically, are linked via ducting to a constantly
running, low energy central extract fan. The ‘whole house’ system
draws moist air out, allowing a gentle flow of fresh air in to ventilate the
whole dwelling without draughts, nor with any occupier input.
On facades facing the Torpoint ferry, Passivent Fresh 80dB through wall ventilators
have been incorporated, to provide background ventilation in line with Building
Requirements, with sound insulation to protect the interiors from noise outside.
Site manager Clive Dalton observed, “The clients want to create good
quality, well-designed homes. The specification required BBA accreditation
for materials and systems, which the Passivent ventilation has. We included
the Fresh wall ventilators to ensure those homes facing the ferry retain a
fresh internal environment without potentially intrusive external noise from
the ferry and associated traffic.”
