Replacement Windows And Ventilation The confusion over whether or not ventilation must be fitted in replacement windows is being clarified by a new ‘white paper’.

“Replacement Windows and Ventilation- The New Building Requirements” is being published by leading background ventilation supplier Passivent, to simplify what is the legal requirement under Building Regulations Approved Document F, and what is deemed good practice under the Regulation.

In essence, under the Approved Document, including amendments made as a result of petitioning by the Glass & Glazing Federation, if the windows being replaced had trickle ventilators, these must be included in the new windows. If the existing windows do not have ventilators, it is deemed good practice to fit them. Further, the ventilation opening must be at least as big as the original, and controllable.

“The health, now and in the future, of our nation, can be affected long term by decisions made on cost,” warns David Pitt, Passivent Commercial Manager. “Poorly ventilated homes create a damp environment. The average home produces on average 24 PINTS of moisture a day, moisture which remains inside unless there is adequate ventilation. Dampness damages the building structure but more importantly affects our health: it can encourage asthma and other respiratory disease and illness in our children. Yet it can be significantly reduced by the fitting of an inexpensive tricklevent in the window.: a small price to pay for our health.”
