MARCH 07 - ADDING FLAIR TO REGENCY STYLE
An ethos of “offering something different” is
helping developer Contract Housebuilders optimise sales
of its luxury apartments.
In its latest development, Grosvenor House in Cheltenham,
where the 2 and 3 bedroom apartments sell for up to
approx £1/2 million, Contract House Builders has
included the Passivent Flair ventilation system to provide
state-of-art ventilation that compliments the contemporary
interior.
Jason Perkins, of Contract House Builders, explained, “The
site is in the heart of Regency Cheltenham, close to
the racecourse and the town centre, so planning
constraints required good sound insulation and minimal
penetrations through the exterior, with none permitted
on the front façade. Using Passivent’s
Flair system meant we could minimise penetrations through
the wall, as it links the kitchen and bathroom extraction.
It also meant we could offer our clients something different:
the apartment is properly ventilated all the time without
them having to turn extraction fans on or off, and without
the noise inherent in traditional cooker hood extraction.
It helped that the Passivent Flair system was flexible
enough to accommodate all our kitchen designs, whether
the extraction was on a wall or over an island!”
Each of the 24 apartments in the development features
the Passivent Flair system, with the three penthouses
featuring the hood over a central kitchen island, in
line with current aspirations. Passivent Flair gives
a complete turnkey package for kitchen, bathroom and
en-suite ventilation, linking the kitchen extractor
hood, and extracts in the “wet” rooms to
one low energy fan discreetly positioned and ducted
through the rear wall. The system minimises energy consumption
whilst providing constant background ventilation without
the noise associated with traditional mechanical extraction
in these rooms: Passivent claims the cooker hood is
the only silent kitchen extraction system on the market.
The central, continuously running fan operates at low
level until the cooker hood is switched on, which boosts
the fan and opens a damper in the hood to extract cooking
smells and moisture from the kitchen. Self-regulating,
non-electrical extracts in the bathroom and en-suite
ensure the correct, pre-set level of ventilation is
maintained, even when the system is boosted by operation
of the cooker hood. Ducting links all extracts and is
vented to a single wall terminal for each apartment.
Passivent Flair means all rooms are properly ventilated
to Building Regulations, but using only one system and
wiring loop instead of at least two, and minimising
the number of penetrations through the building exterior.
Flair also minimises maintenance and occupant input
to ensure a well-ventilated, odour- and damp-free home.
A range of options in cooker hood designs enables the
ventilation system to blend in with and enhance the
overall apartment design.
